Indiana Value Up

A report by Purdue University concluded that Indiana farmland increased nearly 6% in 2010 compared to 2009.  That reflects what we have heard and seen in the local areas of Indiana, as farmland continues to be in high demand.

WEST LAFAYETTE, Ind. – Farmland values have risen higher than expected throughout the state over the past year, according to a new Purdue University report.

The 2010 “Indiana Farmland Value and Cash Rent Survey” showed that land values increased between 4.5 percent and 6.3 percent statewide. Top-quality farmland values averaged $5,310 per acre, while average-quality farmland was valued at $4,419 per acre and poor-quality land averaged $3,501 per acre.

“What we found in the report this year is that land values increased sharply when compared with what had occurred the prior year,” said Craig Dobbins, Purdue Extension agricultural economist. “In 2009 we had a bit of a downward correction in our survey numbers.”

One factor affecting land values is soil productivity, which is measured using long-term corn yield estimates. Dividing the farmland value by the expected long-term corn yield resulted in a value of $28.41 per bushel for top-quality land, with average-quality land at $28.56 per bushel and poor-quality land at $28.93 per bushel – a surprisingly narrow range, Dobbins said.

Dobbins also said there was a grain price recovery earlier this year and farmers planted crops earlier, which led to renewed optimism about crop margins. There also were reduced input costs, mainly in fertilizer, contributing to better crop margins.

“Those two things together have provided some increased optimism in the land market,” Dobbins said. “Land also continues to be a good investment on the part of people looking to invest money. The stock market is still jumping all over and no one knows what direction it is likely to go. The land market has been more stable. And with this renewed optimism I think people have come back into the market.”

Farm Credit Update

Farm Credit Services reported an increase in loan volume and net income:

“A number of things have contributed to the growth in earnings this year,” commented President and CEO, Doug Stark. “In addition to the one-time impact of refunded insurance premiums, last year at this time, we increased our provisions or reserves for possible loan losses given stress in certain industries. This year, our provisions have been relatively lower, as a cooperative we will continue to work with our customer-owners who are experiencing financial stress. Our main focus is to maintain a financially strong cooperative and share profits in the form of patronage dividends once the year is complete.”

Grand Teton Sale

Discussions are in process, considering a sale of two square miles of the Grand Teton National Park.

Wyoming is trying to force the Interior Department to trade land, minerals or mineral royalties for 1,366 acres it owns within the majestic park. If the foot-dragging feds don’t agree to a deal — soon — Freudenthal threatens to put a For Sale sign on the property.

Wyoming has owned the land since statehood in 1890, when the federal government set aside land in new Western states to be mined, logged or leased to raise money for public education. Wyoming kept its so-called “school sections” after Grand Teton National Park was established in 1950.

Site Updates

We have recently updated the property details pages so the property options/features work a little easier.  Now sellers decide what property features they want to share with buyers on the property details page.  When adding a property, if you leave the property option blank, unchecked or a zero value (depending on the option), it will not show on the property details page.

New Advertising

Currently our nationwide TV advertising runs on the Outdoor Channel, Versus, and CNBC.  We are now working on agreements with Bloomberg Business Television and Fox Business to further expose the properties to investors.
